New “Tebay” services approved in Cheshire green belt

Ever stopped at the Tebay service area on the M6? Or at one of the other service areas (Gloucester and Cairn Lodge) operated by Westmorland Ltd? If so, you’ll know the concept: farmshop and kitchen; no franchises; local products from local producers. Very different from the usual motorway service area offering.

In 2022, the company applied to Cheshire East Council for planning permission for a new motorway service area on Green Belt land between junctions 7 and 8 of the M56 motorway. The proposal includes conversion of a farmhouse, conversion of a barn, erection of an amenity building, erection of a hotel and various associated development. The Council resolved to support the application, but, in 2024, a previous Secretary of State directed that the application be referred to him for determination. Following a public inquiry, the Inspector recommended that planning permission be granted.

On 5 March 2025, the Minister of State for Housing and Planning (on behalf of the Secretary of State) decided the application. The Inspector’s recommendation was adopted and planning permission granted. The way is now clear for delivery of the latest addition to the bespoke family of motorway service areas.
