Commercial landlord and tenant work is at the centre of Landmark’s property practice. We are universally recognised for the strength and breadth of our practice in this area.

We act for all types of landlord and tenant, from the largest institutional investors to the smallest shopkeepers. Our experience extends to every type of commercial property. We are involved in all forms of dispute resolution, dispute avoidance and advisory work in this area.

There is no area of commercial landlord and tenant law in respect of which we cannot offer strength in depth at all levels of call. 

We offer hands-on experience and expertise in all aspects of commercial landlord and tenant work. Our expertise includes: lease renewals under the Landlord and tenant Act 1954 (opposed and unopposed); terminal dilapidations (including applications under the Leasehold Property (Repairs) Act 1938; compensation under the Landlord and Tenant Act 1927; forfeiture; claims relating to the enforcement of covenants (including claims for rent); disputes relating to Commercial and Rent Arrears Recover (“CRAR”); surrenders by operation of law or otherwise; frustration of leases; options, including break options; rent review; appeals under the Arbitration Act 1996; commercial service charges, including in-term repairs and maintenance; consents; implied or “quo animo” tenancies; the impact of MEES and “green leases”; estoppels and implied variations; guarantees (including AGAs) and indemnities; and insolvency claims as applicable to commercial property.
